To bring your property to market, you’ll sign a Form A (Contract A)—the legal agreement required by the Dubai Land Department. You’ll also provide your title deed or Oqood and identification documents. Once signed, your agent will obtain a marketing permit to legally promote your asset.

Private Viewings & Buyer Engagement

Step 6
Negotiation & Agreement: Sealing the Deal
When a serious buyer emerges, your agent will guide the negotiation process to align on price and terms. The buyer typically provides a 10% deposit cheque to demonstrate commitment. Once aligned, a Memorandum of Understanding (MOU) / Contract F is signed—often via secure e-signature systems for maximum convenience and speed. If your property is mortgaged, initiate a liability letter request from your bank as soon as the MOU is signed. If the buyer is paying cash, the DLD provides mechanisms to safeguard the transaction while clearing the seller’s mortgage seamlessly.
Step 8
Acquiring the NOC: Developer Clearance
A No Objection Certificate (NOC) from the developer is required before transfer. The developer will check for unpaid service charges or unauthorized modifications. NOC fees range from AED 500–5,000, based on the developer and property type. Some developers may inspect the unit prior to issuing the NOC. Once approved, the sale can move to finalization.
Step 9
Utility Disconnection: A Seamless Transition
Schedule the disconnection of utilities such as DEWA in advance of the transfer date. This can typically be done online and ensures a smooth handover without administrative delays. Aim to complete this at least 48 hours before transfer.
Step 10
The Grand Finale: Title Transfer & Handover
All parties will meet at a DLD Trustee Office for the official transfer. The buyer will present:
A manager’s cheque for the property’s purchase price
A 4% DLD transfer fee
A trustee office fee (AED 4,200 + VAT for properties over AED 500,000)
Once finalized, a new title deed is issued in the buyer’s name, and access cards & keys are handed over. Any prepaid service charges or rental income is settled on a pro-rata basis at this stage.
